First thing I do when this happens is go back to when houses were selling and look at those numbers then I find the closest area that has fresh comps to look at and compare them to older numbers from the subject property's area.

I dont mind a debate and I welcome any perspective from the other side, but if you can't do it tastefully and respectfully, then your conversation is not worth carrying.

Albeit this will be estimated market value using credible sources that are well defined.It is quite true that accounting and finance take a different perspective on valuations as well.

Might be it would be "BEST" to tear off ALL old siding and start fresh,,,this keeps windows easier to seal properly.

Then at least you know you are getting multiple perspectives of experience on the same issue.

Insofar as your continuing rant, I suggest that life IS the struggle for perspective...every day in every way.
