If not, it would be considered a rooming house.There are fewer companies who want to insure a rooming house and the insurance doubles in cost compared to the exact same building with kitchens.

The second scenario would result in fewer mortgaged properties and would increase the cash on cash return of the portfolio as a whole, but if you look at the mortgaged properties individually they may each have negative cash flow.I guess this is essentially what I'm trying to figure out/decide.

However, it seems more often than not the areas in higher rental demand and higher rents have typically more competition and more units available, and the areas of lower demand and somewhat lower rents have fewer competing units.
