Try connecting with people in your area who currently own rentals and talk with them(here on BP), do a search on your town or surrounding areas and message and reach out to investors near you.

When I can use that same 505sf unit to 1031 exchange as 40% down on a 12-unit apartment building with 8x the cash flow, I realize I need to explore this further.  

Linda, if you have never run a rehab project before, you want to hire a general contractor that will be on site and coordinate all the work among the trade subcontractors, materials etc. and handle inspections for the town/city inspector.
