They might range anywhere from 2 to 3% for very safe core strategy (stabilized asset in first class location) to multiple double digits for the more aggressive value add or ground up development strategy (with more execution risk but also more potential for a higher return).

@Jin Zhang Assuming that your loan depends on appraisal (most are, except for cash purchases or very large down payments), you need to execute an extension to push the date out a couple of weeks.Here in Maine, and I understand elsewhere, appraisers are running VERY slowly. 

Figure out what actual problem(s) investors (or brokers or lenders or anyone) might have and then demonstrate ways that you can solve said problem(s)... connect the dots for them, and make them so glad you are bringing some solutions to the table and that you can execute on them.

If you're ready to retire or would like to retire in 3-5 years and live off the cash flow then I'd execute the pay off / snowball plan. 

Hopefully we can figure out and execute BRRRR strategy sometimes in order to scale faster.

Once I have my long-term goals more clearly defined, one of my executables is to locate then interview local investor-friendly agents.

I have been listening to a lot of investing/REI podcasts to start to get ideas on how best to execute a rental investment.

Here in Chicago, Illinois you would get them to agree to terms and then execute a signed contract, which would then go to the attorneys for review (in Illinois attorneys are always involved).I wouldn't contact an agent unless you want to pay them a commission, that's part of the reason you looking off-market isn't it?
