@Ken Nyczaj I don't know the details, but sending out more offers than you're prepared to fund is questionably ethical. 

Just ethical to tee off the next buyer if they inherit her.

To me it's almost an ethical issue.

If you buy from a client there is a whole lot of ethics issues and written disclosures that must be done.
