How do you advertise your vacant units?

I do not include the cost of financing, although I include every other expense:Credit card fees, advertising, repairs, maintenance, utilities, supplies, taxes, and insurance.If you buy a property at .15 or better, it should still positive cash flow even with a 30 year mortgage and management fee. 

I have my LTR in a college town where there’s high demand and STR in a coastal vacation area with +20 weeks of rental with a peak of $12k per week in the summer.For 6% on both,  I get the canvassing and advertising,  collection, scheduling of maintenance with contractor of my choice, cleaning, monthly quality control of the property, and a check by the 15th of the folding month. 

I've started going to electronic keypad locks so I can change the access code.

You don't find it a little pennywise and pound foolish to not pay 10.00 pet week to advertise?

Background check: There are many services but I like TransUnion SmartMove.I always advertise on Zillow and have been very successful.

Property will be advertised for rent and shown with 24 hour notice. 

To accurately get an answer to this question in your market, you just need to jump on zillow, trulia or hotpads and shop similar units to see what rents are being advertised for which amenities.

I recommend setting up keyword alerts for each area as they are discussed in the forums daily with advertisements posted in the BiggerPockets marketplace hourly.One thing to note when looking at the individual markets, you can make or loose money in any market.
