The tenant has paid 1 year worth of rent that would be transferred to me after closing.

The seller is transferring their ownership rights but only guaranteeing things that occurred during their ownership with regard to the title. 

So long as the company who did the work is licensed and insured, offers the warranty transferable to you and it passed city inspection, that is fine.

However, about 6 months ago I transferred the title into an LLC with myself as the sole manager.

@Alex Rand - I dont have zero experience in commercial, only residential, so maybe you should not listen to me at all...That said, with the ever expanding to e-commerce, the traditional retail has been and will continue to shrink, meaning the demand for retail space has been reducing and will continue to reduce....I would not get too greedy here....

d - Job transfer of loss?

It is done to the person or people individually and then after transferred into the LLC. 

You could do something for each unit as a patio but that is a little more involved and I think A-D  will get something but not E-F.

And closing costs of $4,200 work out to 1.2%, which seems low for attorney's fees, appraisal, inspection fees, pre-paid homeowner's insurance, origination fees, pest inspection, pre-paid property tax, recording fees, survey fees, title fees, transfer taxes, etc.Not sure how old the property is, but CapEx + Maintenance of 14% feels optimistic to me.
