I suppose my question comes down to this: How viable is a buy and hold strategy, using brand new prefab construction of units of 1000 sq. ft. or less, where the investor is willing and able to do much of the finish work on units himself?

While I guess that may be true if you plan on trying to get in without a Marketing Campaign or attempting to stand out from everyone else doing the same exact thing, which to me would seem like you would get very little if any lasting success but I could be wrong.So my question is this, Starting out as a wholesaler would I be using my time more efficiently lets say:Working with a contracting company full time, saving for a bigger budget towards a marketing campaign, Branding myself, ect, ect.

Investing money with someone requires a great deal of trust and due diligence, and building your reputation, brand, and network are the keys.Another thought - I recently saw a car driven by an investor here in LA that had advertising on it for his business.
