On a side note a cheap southside house that I had bid on during that month came on MLS a couple month later......3 months later I now own it for for $3k less than my bid and $5.5k less than what the highest 3rd party bidder was at (but now with the property taxes paid and prorated, title insurance, utility liens paid, and the bank was kind enough to treat for both subterranean and dry wood termites).

Cut out eating out (or decrease it), shop at a lower end grocery store, meal plan, get your hair cut less frequently, don't get coffee at Starbucks, etc.

I would dry underwrite some deals and go through the motions of the process that way when you have some more capital you are ready to commit without hesitation.
