I'm wondering what people's preferences are when it comes to window treatments (blinds, shades, curtains, drapes)?

If the son is a resident at the property and had drugs you probably need to get him out as part of the solution.

Considering a recession is looming, I don't feel comfortable investing in commercial that is not necessity businesses (dentists, drug stores, grocery stores, etc.) not to mention established national chain necessity businesses rather than "Shawna's Art Loft where she paints during good times when people have disposable income to buy  her art" type of commercial.

No prior felony, No drug related charges, No violent crimes, No evictions, 3x rent for income (33% of income for rent is a high number) Credit score thresholds. 

Hopefully, while in hospital, someone will be able to convince patient to go into a treatment program. 

So far all of my guests have been in the medical field, but I've had inquiries from all kinds of different people: construction workers, relocations, divorcees, academics, people traveling for long term medical treatments and seasonal forest service employees.

The problem today: most appraisers used by traditional lenders would give ADU square footage a second-class treatment than the main house (as some of your mentioned above) since there aren't that many comps and they're trying to be conservative. 

Is it owned by some government agency as part of a drug raid seized and to be auctioned off?

In the tougher neighborhoods C,D,F it can be relatively high and is hard to strictly invest by the numbers without knowing tenant turnover will be super high due to a bad block ie (active crime and or drug activety).
