I'd guess $12,000 - $15,000, including the utility work - based on my experiences in SoCal.....

They do tend to require more time managing and ensuring that your rental rates are competitive based on current STR availability/rates in your area.

The rent a Broker thing is technically a possibility, but there are some serious draw backs to it.1.

 Continue buying, keeping some and flipping Anything in my market where the net cap is 20% ish based on cash purchase. 

Investing internationally is a huge opportunity, especially now that the US model based on cheap debt is kinda broken, but investors need to know what they're doing or they need to work with people who know what they're doing.

While this property is not acting as a cash flowing investment property, it has served the wonderful purpose of showing us how to navigate the real estate market at a base level.

Whatever the numbers turn out to be...now we can base our decision a little better.  

Loan would be based on ARV and typically at 75% LTV for a cash out if you are looking to pull as much equity out.
