Key to pulling off a BRRRR is getting the property at a deep discount.

The BRRRR requires that you pay in cash on first purchase (either your own cash, or someone else's cash), and buy at a deep discount because the property is in bad condition; the VA loan normally will require that the property is in good condition.

He might have the right SME/mentor for you after you've had a chance to dive deeper into strategies with him after scratching the surface above.

I highly recommend you get some training before diving in.

Then there's the gift tax potential depending on how the loan payments are getting made and what the agreement is regarding sales proceeds if the house is ever sold.Good for a deep dive with your CPA. 

@Hadar Orkibi I agree education is a must, I heavily invest in real estate coaching at this time but I think I need to do a deeper dive in investing myself.
