Then the earnest is on them not you.I agree with doing it the way you do, but because of legal ramifications we have decided to no longer give them our interpretation of what we think the lease says and means.Just again our practice, not right or wrong just how we run our business model now.

I would initiate the legal eviction process immediately.Also, if you had to evict a different tenant earlier and now you want to evict this tenant, I'd say it's time for you to review and tighten up your screening practices.

There are many books on that subject but I would like to know if anyone has read a few, and would recommend one or two.I'm looking for a book that offers proven best practices/recommendations for setting up LLC's, land trusts, and/or S corps, etc. for properties and companies owned by a real estate investor.Any recommendations would be much appreciated!

I have talked to managers of hotels around here that have told me that their hotel has a consistent 95% occupancy rate.
