You will get a chunk up front as option consideration, a monthly spread and minimal headaches.  

(I mean a city with considerably sensible prices)  

However if you have any consideration of selling within those 5 years then I would not recommend this loan whatsoever. 

There are various items that VA and the underwriters take into consideration when looking at multifamily properties using VA...Have you been a landlord before? 

Just keep in mind that the cap rate doesn’t take into consideration the depreciation/appreciation of a rental property, which plays a major role in determining the return on your real estate investment.

So it seems there are material & ongoing (personal) cost and liability considerations.

I also bought in an upcoming area, so appreciation is a consideration.

@Robert Karnes@Brian Eastman a NNN lease with a property manager takes into consideration wear and tear on property and furnishings.

That takes considerable effort and more money than most people think.

These can be contributing factors in their consideration.
