Typically your tenant would set up a "person to person transfer" taking the funds directly from their account to yours. 

Or does that not really factor in to the student rental market, where other factors are more at play (roommate issues, transfers to other colleges, poor grades = mom and dad forcing them to move back home, etc.)

Its nothing but a risk transfer over your lifetime. 

I "converted/transfered/rolled over" a Roth 401k to a Roth IRA at one of the big Banks.
