I am currently considering the possibility of investing in properties in strategic locations under $100k and listing them on section.

I'd like to hear from those that have or currently invest out of state/area and have dealt with not being able to walk through each property and dealing with maintenance. 

After some negotiation, we assigned the property to a buyer for a $35,000 assignment fee—about average for our business.

So the enemy method is the way to get a good idea.Check AirBNB and VRBO and see what similar properties are doing in the area.Also, Louisville recently tightened up the rules around STRs so check with the city and make sure you are good to go for a particular property.

@Nir Berko, while I have not ever owned properties in Cleveland, I had 6 or 7 section 8 rentals here in Cincinnati.  

They get the advice, but they can't be wrong, so they buy a property in an HOA that doesn't allow STR and in a town that has groundswells against it and requires permitting.

There used to be a classified section where people could list properties for sale.

Is there a life lock type of alert for properties?
