Could save you a TON of money your first year.Try to show them WHY you deserve a lower cap or lower % for coaching, otherwise they will have a tough time finding a reason to lower anything for you.

I have done several successful deals, both wholesale and rehab, with trustee-owned properties.If it is shown as "John Doe, Trustee" I will usually keep it.
