You might try driving around your area and see if you can find any ongoing projects similar in nature as to what you have in mind and attempt to have talks with the contractors on site or even the owners if they are available.

I tell them to bring cash for the application fee for each adult that will be living in the house, as well as a cash or certified deposit to secure the property if they decide they want it.Sometimes I book 2 or more 15 minutes apart, usually on a Saturday afternoon.
