@Jason Foy It won't protect you from intentional damage by a tenant, but if the house burns down or a pipe breaks...it will.

In fact most people I know get to 3-5 units and either burn out and sell... or hire a PM company and stop growing their portfolio.

If a kitchen is a little old but functional it will not return as much on rehab as a property that has a destroyed kitchen (cabinets busted, counter burned or broken, floor in real bad shape).

If you can get into a pre-licensing education program where you can do nights and weekends to burn through the 4 courses the better(try and get a course in before years end if you can).
