I don't do much recruiting (at all) for my little brokerage, but did just have a buddy go with eXp over my company.

I have a couple properties there but its really just an excuse to get back and see some college buddies every once in a while.

I have a few engineer buddies who are looking to getting in their first deal. 

I used a few electrician and plumbers through the years and some appears buddy buddy with the local inspectors, and in one case, the inspector even signed off on the work, which he hasn't started on, told the plumber make sure you do it.

It seems like everyone knows - "my buddy ED owns a few rentals, lost a ton of money, don't do it" - I feel like there's a small stigma with it - "people with millions of dollars invest in real estate", not "us type of people" who leverage 401ks, HELOCs, bonuses to start the ball rolling.

This is like being able to offer access to only those devices with a certain finger print, so their buddy can't just come over and hop on the net, and there is no password to get out.

The difficulty comes in determining how you know about that report and if you are giving something to the inspector, the appearance of "He made stuff up so his buddy could get a better deal" is not where anyone wants to be.Good luck and nice working outside the box, but I think I would avoid it.
