In this time I learned to hang Sheetrock, install and finish floors, take out a load-bearing wall, install copper, pex, and drain plumbing, wire a house, install a electrical panel, and every other possible task in between, and my father and I did all the work ourselves.

Basics of slopping floors, cracked walls or ceilings, doors that don't close, water stains, sagging roofs and identifying load bearing walls are things you should understand.You don't need to be a certified inspector but usually knowing basic construction techniques and standards will allow you to inspect well enough for an initial assessment.
