In this time I learned to hang Sheetrock, install and finish floors, take out a load-bearing wall, install copper, pex, and drain plumbing, wire a house, install a electrical panel, and every other possible task in between, and my father and I did all the work ourselves.

Basics of slopping floors, cracked walls or ceilings, doors that don't close, water stains, sagging roofs and identifying load bearing walls are things you should understand.You don't need to be a certified inspector but usually knowing basic construction techniques and standards will allow you to inspect well enough for an initial assessment.

Additionally if the loan has already accrued a year of interest that would benefit you as well.There are two other things to bear in mind.

It's hard to say how much rent the market will bear by doing that and knocking off a few thousand dollars just doesn't seem an adequate risk to reward ratio.

That being said, if I did have client who were reluctant to make an offer I would simply explain to them that the purchase price should have no bearing on their offer.

I just don't want to invest too much time and energy into a practice that doesn't bear fruit if there is an alternative.
