I won't say it will be easy....but best way to make money is buy in the path of progress.   

This might have been on spot years ago...take a look at the economy now and those progressive states.peh...!!!

Do a self assessment and figure out your game plan. 

My entry level clients having success are using search tools and lots of boots on the ground to find those smallish  mom and pops that dot the landscape nationwide but are little cash cows with plenty of room to grow as progress moves toward and through them.
