In a smaller town or a hot market you may have a realtor approach you asking if you pay a commission...but most will ignore your house.

This one went pretty smooth but the timeline on the renovation ballooned past expectation due to some contractor issues and that presented some challenges.  

I have a secondary strategy, if I don't win, of approaching the winner and trying to peel off at least some of the property around me at a premium to them, but I am hoping to avoid that scenario altogether. 

Hi All,I was curious if anyone has compiled a kit of all the forms one needs to deliver a systematic approach for rental units ( i.e tenant inspection, screening, 24 hour notice, 14 day notice etc).

Have great credit and have the money to put 20% down but what's the challenge in that.  

Listening to people on BP talk about distressed or under performing properties, it sounds like the approach would be to cut expenses by passing utilities on to the residents.

If that sounds like a challenge you want to take on, then there can be plenty of financial rewards.
