I put over 8 years in the Air Force and ended up in the United Kingdom, currently working as an Expat with Boeing, so you can imagine I'm trying to research and learn as much as I can from afar.

@Peter Sik Is this the best class of tenant you can reasonably expect for the area and the quality of home you are trying to rent?

Hey BP Friends! I'm in escrow on my first duplex (first property as well), and I'll be living in one and renting the other. Any recommendations for posting my rental property? Westside rentals? Craigslist? Zillow? Etc...

Thus the most important factor in keeping these costs down are getting quality tenants who will stay in the home for long periods of time and take care of the property while they live there.  

You can not program a computer to decipher human judgements such as appeal, quality and physical condition.

Any tips, feedback, or people interested in this that would want to share some knowledge or even get involved with it let me hear from you. 

At this moment I feel like I tip my toes in the koolaid and now I want the dive all the way in. 

So realistically if you have $20k, you only have at best about $15k you can use for a down, that puts you in a $75k house at best, which I would consider at the very lowest end of a quality turnkey rental in a potentially decent area.
