These wholesalers will bring me deals and I love most of them, but with the new ones out there, the problem we run into is they're not bringing additional value.

Education is critical and in addition to reading books, blogs, etc., I have found listening to the podcast episodes to be invaluable.

If you did not include it in your original analysis it will be difficult to add it later without greatly affecting your cash flow.  10% is average. 

I will also eventually renovate other two units once tenants move out, so if work is done well, I am happy to use same contractor for additional work.

The buy and hold would be great as it would generate cash flow plus additional tax deductions.

Afterward, once the initial transfer is done, I've never had to provide additional explanation as to why.

We have separate bank accounts and credit cards so for us there is no need for any additional software etc.

Also, maybe add something to the lease such as:"Any repairs due to tenant abuse or negligence which must be done immediately will be added to the next month's rent as 'additional rent.' 

In addition set up a rehab escrow  to  fund the project.
