What I can do here in Los Angeles is different than what you can do in Los Angeles, itbis different than what I can do in Tx, or Vegas, or etc etc.

I've debated sticking to SFH but, alas, it's difficult to scale and it's difficult to retire off in Seattle OR Las Vegas (where I intend to relocate).

A house in Miami costs more than one in Las Vegas because of the supply and demand. 

My dad is always blaming the casinos for the problems there... any money people earn doesn't go into the community, it goes to the casinos.

for 26k.. was not buildable but it was right behind a home depot shopping center and within 1/4 mile of freeway and freeway off ramp.fast forward 20 years and the Graton Indians bought the land next door for 240 million and built the largest Indian gaming casino in Northern CA if no all CA... right next to me.. they brought in all the infrastructure so that now I have sewer and water paved road and stop light within one lot of me.Along with the city bringing me into the city limits and zoning me mixed used resi.. looking at commercial on the bottom and 50 plus condos on top.. market value in that area about 3 mil. now... but hey it never cash flowed a day I had to pay 300 a year in prop tax'  Prop 13.. and mow it once in while.. so its for all those reasons I think one needs to be somewhat of a risk taker and visionary.. now 26k for me was not much risk.. but it could have continued to be worthless non buildable piece of land..

I started looking again at the Charlotte market about a year or so ago since we had some experience there, and a good PM in place, cause where I live is going nuts at the moment (Vegas).However, I couldn’t make the numbers work.
