@Antonio Stephens There are some more creative ways to find buyers than the traditional “go to REIAs and meetups” especially in these times of social distancing.

Shifted to traditional house hack when vacation market halted.

It is a SFH, traditional 3 bed 2 bath house with open concept.

However, some of the $200K is related to small fixes that one would traditionally call repairs if they were not done at the same time as the big ticket renovation improvements: landscaping revamp, hallway paint and carpet, etc. 

We own other traditional renters and are no strangers to marketing then ... just hope we can find some takers!

Traditional lenders are going to be in a tough spot for the next few months.

Traditional lending has their own kind of criteria. 

Some people will still be able to pay rent - those that can work at home, those on subsidies, those who hustle to take advantage of new opportunitites when their traditional work dries up.I would offer rent relief. 

If you're looking at homes on the major RE platforms, such as Zillow and Redfin, then chances are your not going to find very many opportunities in this area to BRRR.
