I want to put in my own quarterly inspection criteria and am unsure of what I want to put in as a checklist that I intend to inspect.  

Consistent follow-up is key though, so it would be good to send him a text or give him a call a once or twice a quarter.

@Jake Islas I Agree with you on the expense of the water(the property I'm looking at the water cost is $72 per month and a $46 trash/refuse quarterly), I will consider eliminating the water bill in an upcoming rental and see how it goes.  

not to mention when I owned real estate brokerages  agents needing advances on commisisons.. and or needing to borrow money from me to pay their tax's because for the first time in the life they had to pay quarterly and had never had a job were tax's were not taken out.
