My plan to start is to form an LLC and to find a residential property, 1500sqft, 2 car garage, decent neighborhood with good schools, low maintenance (newer roof, hvac, water heater etc,), for around 150k and use the 30k I would have as the down payment and then continue to reinvest profits and extra 15-20k annually against the note setting aside the money for taxes, maintenance, and HOA fees.
