At the time I was a single parent and wanted a neighborhood that was safe and a primary residence that I could live for a few years.

Hello,I live in Hollywood, and I am also interested in attending a meetup. 

A few things to think about if you live very close to that small town 15-20 mins or less that would be a plus...if its a long drive and your doing a lot of the work then I would likely steer away. 

The cost of living is extremely low compared to other cities and you can still many many positive cash flowing and 1% deals here.

I bought it for 410K and I'm currently listing it for 720K, and i was informed that I would be taxed around 50K since I only lived in 1 unit for 3 years.

I'm open to living in a pretty small space, but would hope to avoid the worst parts of town to start our journey.

I live in San Pedro and have been trying to find one for awhile now.
