I decided to raise the Section 8 rent from $950 to $1,200 starting in October.

To me, this is a cost that won't "add value" to your BRRRR, so I would more strongly consider how much it might impact your ability to rent the unit/house.

Easiest way to learn (good & bad) about real estate investing is living in a MFR and renting out the other units!
