We repaired the foundation, added sump pump, ventilation fan and dehumidification system to crawlspace.

@Shiloh Lundahl I'm a big fan of Gary V, and agree with him on this subject.

And if you think you are frustrated now, wait until the work starts.Talk with other investors, get everything in writing, inspect frequently, don't expect things to be done your way, add cushion ($ and time) to your budget, and don't sweat the small stuff.

Lots of Mom 'n Pops out there "winging it" , and when the stuff hits the fan and they get a bad tenant or contractor they don't know what to do, it costs a lot of money, and they get disillusioned. 

I personally am not a fan of Fitchburg its a town where one street can be great and the next one over has low values and higher crimes.

I think it's also a good idea these days to have cash reserves set aside and a plan B just in case things hit the fan and you have to get another loan on the property for whatever reason.

We have every light switch marked with what it does and our light/ceiling fan pulls indicate which is the fan and which is the light.Have multiple sets of all bedding, towels, bath mats, etc but do not leave all the extras in the unit.

I’m not a fan of homes that require you to walk through a bedroom to get to the only bathroom, or a second bedroom.
