I've got questions around:- Using a Partnership LLC to take advantage of the 20% pass through deduction- Creating an LLC as a holding company for my rentals and using accelerated depreciation to defer taxes so I can fund more deals- Creating a SoloK and maxing out the 55k/yr contributions- Accelerated depreciation on improvements to the portion of my house used for AirBnB- How to offset more of my W2 income (currently the majority of my income)Feel free to reach out if you think it's a good fit. 

Maybe use this to help with closing costs and improvements for your multi-unit home you want to live in/rent the other units.This would let you charge more for the other units being rented and increases your cash flow.

The buyer is somewhat handy and may be making improvements to the  home over the three years possibly reducing the 203k loan amount.From what i've read it takes at least 3 years to qualify for a FHA. 

My wife and I bought the corner 2 family of a block that we are improving. 

He plans on living in one of the units and renting the other 3 out as well as improving the property and increasing rents.

not sure if that area's economy has improved but I was looking at stuff pre GFC there and it was pretty depressed. although Its one of my favorite airports to fly into.. especially landing from the west and coming in over the ocean and Bay its a really cool approach and the 100.00 hamburger joint on the field was good. although i think it may have closed.To me its one of those markets you have to be super careful in.
