Despite that setup, the HOA has been having financial issues for many years mainly due to a high HOA fee (due to land lease) and dis-interested owners (both old and new) in throwing more money at it.  

Then you can get check by email, once it is issued by the bank.

On the other side, you could have a new build that owner pays no utilities there are no major maintenance issues because the building is brand new and operating expenses ratio could be 30-40%. 

Just call around to small local banks in your area and ask to speak to the commercial lending department.  

Thanks JasonWhat I am understanding is that if the work being done is somehow faulty ( I think of a plumbing fitting attached wrongly causing a future flood) my property insurance subrogation department would come after my company for the $60,000 flood damage claim wanting my LLC to be responsible for the faulty installation that caused the damage.  

I know there are a few contractors on here, but you kinda need to tell everyone what the issue is. 

I'd like to float a seller-financing option as a solution to my financing issue.

Definitely check out the legality of short term rentals where you are buying... that issue is my nightmare right now in FL - where the city only pursues short term rentals based on neighbor complaints.
