These returns are with me personally managing the property.I have watched web presentations on this site and listened to podcasts about how to get started, and that CoC return just doesn't seem to be high enough.

@Jim Cellini if your home was worth double the market value on the assessor's web site, it just means that your taxes are very likely to go up next year.

I've scoured the web trying to find Utah-specific information on this, especially issues relating to self-reporting, but can't find a thing.Can anyone on here point me in the right direction?

So far it’s not entirely complicated, but there are definitely gaps in my understanding and it’s difficult to get the proper info from just web searching.I work a Full time (60 hours a week) job, but believe that I can still put in the proper due diligence and make good investments.

Hubby is 65 and basically decided to retire (with no retirement savings) and I'm 55 and work as a contract web designer/developer. 

I re-occupied my home within 60 days AFTER I CAME BACK HOME, so no DA PAM 26-7 owner/occupant VA issues.  

Let 'em have their $300/hr for 1 hour.

If you gave them the money and not the title company then you probably lost it and can try small claims.if its at the title company and its truly EM  then it takes your signature to release it.. so just don't sign. and work it out most of the time you guys will split it.. 

Web searching lead us further  into sketchy unanswered territory how the individual passed.
