I would go online and check other rentals in your area to see what other management companies are out there, and start contacting them.

Be persistent with mail and try sending out volumes of mail every month and you could start with 1k and move slowly to 5k mailers.The mailer rate in the land space is getting saturated, so you may hit mailers of 5k and not get a single deal.

This is why most wholesalers are terrible because their numbers are never even close on the repair costs.

With this in mind, I wonder if it is the best investment. 

I was thinking about buying a single family home, renovating it, and then rent it out a year later when I move out.

With today's real estate market, there are most definitely some good deal out there.
