And secondly, what would be valuable to a multi-family investor that someone with time (like me) but no experience can provide?

Both units are rented and I’m sitting well with cash flow.Property #2: while on the contract for deed for the 1st property, I found a second property that was a 1600 square foot duplex that I negotiated a good price for and pursued a rent to own contract.

I currently own a 4 unit building and just had an offer accepted for a duplex in the Long Beach area, but now I am having second thoughts after crunching the numbers. 

I have just recently changed my strategy to purchase my second property.

Hookup with a very good and experienced local broker that you can talk with in person.I have had two hard money companies.my company in the late80s and early 90s was all investor driven  IE 100% of our loans were funded by folks like you.my second stint my funds were personal cash and bank LOC's. 

The second application came from another very nice couple who are in the U.S. as legal residents from Europe (they have Visas until 2020).

The second one has slightly better, but not great SFH.

Then, in my second winter there, the heat would go out every 1-2 weeks.
