I  am looking for positive cash flow with this investment,  locations with a propensity to increase in value & friendly landlord laws. 

If they fail to respond at all, then they are automatically extended on a month-to-month basis at an increase of 25%.Don't give them the opportunity to leave you guessing.

Hi guys,We have a home worth 650k, we owe 350,000 in a place where we couldn't afford to sell and buy another property (got in 2021, the 2.8% interest rate and before the crazy NW boom in Idaho.)

Avoid urban cities and target vacation destinations/national parks.A lot of successful people are keeping their hot markets on the down low.I would focus on an area that has demand and has a good outlook for continuing to increase demand, and then try to find good deals in that market and trying to create something very unique.

at first glance does this project look like its worth taking on or should I shoot for something more turn-key as a first time investor?
