I think it's also worth mentioning that having a Plan B replacement property is also critical in mitigating the timeline risk.Even if the preferred replacement property is already under contract well before the 45-day window.There are many unforeseen circumstances that could result in a deal falling apart before closing, even if things appear to be smooth sailing from the start.

ALL,, even parts of East Cleveland, ( I know what you're saying this guy is crazy east clev, well pricing there has double tripled or more and IMO going higher, those in the know understand why ) Parma good luck making money there, you missed that boat by 5 years, even GH prices have tripled or more over the last 5, 6 7 years.

This does very well with no complaints and I stay pretty full.The other place has King Suites( one bunk bed room) and already sleeps 23 so I've left this configuration alone for now.

Here are a few ideas:- HELOC: depending on how much equity you have in your property, you may be able to apply for and borrow against that equity- DSCR: BP now has a find a lender link and I'm happy to recommend mine as well if you'd like; there are lenders who do loans based on the future rental value of the property- Borrow from your 401k: typically you're able to borrow up to $50k and if you have multiple 401ks, borrow from multiplesHopefully this gives you some ideas of other options to bring in some cash for your investment!

Well it turns out the overall price they're charging is $89,000 and it is so far outside of my budget I have no way of paying this.Does anyone know how I should approach this?

Let's say my 1st mortgage balance is $600k and I want to take out a 2nd mortgage for $150k for home improvements which makes the interest on the 2nd deductible as well.
