That can eat up lots of parking and the other tenants might be turned off by all the kids and noise.If the daycare is upstairs kids running around jumping up and down transfers weight and noise to downstairs tenants.Internet business if you have the connections there for them to use sounds maybe promising.

The fact is, most homeowners do not know what is 'good' and what is 'average' or they would not hire someone...this means that there is a high chance that you do not know either.If you do not understand the different types of construction dating back 200 years from balloon to platform framing and if you do not understand structures and and how loads travel through walls, beams, columns, and footers..you should not GC any structural projects.If you do not know the difference between a level 2 or level 4 plaster finish or the differences between a dovetail or stapled cabinets, lippage for tiles, or how climate, season, or recently poured concrete impacts hardwood floor installation, you may not make a good non-structural GC.Point 2) IF this contractor thinks it's such a good idea to get licensed...why doesn't he get licensed?

At any rate, a gentleman who had only 1 apartment, which he had lived in for years and then rented out for many more years, decided the hassle of dealing with one unit and the tenant issues wasn’t worth it, and put out the word he wanted to sell.Since we have other units nearby, the incremental load to manage one additional rental property is relatively small, so I was interested.

Your inflation hedge is somehow better also as rentals are somehow correlated to inflation and since your mortgage payment does not change (use only fixed rate non recourse, I personally prefer 30yr fixed loans) this results that the weight of interest payments over time tend to be minimized as rents increase but payment remains constant.

As MLS deals are harder and harder to find, more and more investors join the ranks (basing it on new investors on BP), many doing direct mail, declining numbers of underwater sellers and otherwise distressed sellers, it would seem that there just won't be enough deals to support the weight of all of these investors.
