It has been a functioning ADU for 6 years and there were no modifications to the exterior and only a gas line added for a stove and dry walling up and doorway in the interior.

A major portion was eroded into the water way which is passing thru the corner and we may need a retention wall, approximately 150 feet.Phase 2 is also another 2 duplexes and each unit in all phases will be 1800 sq ft.

The house has a detached garage with an attached studio (planning to reno & live in it).Currently renovating, but need help determining if the kitchen wall upstairs is load bearing and if I can remove it.
