My vote is to hold as rental for now.

I did buy 5 in my first year, a few more the following year, and life changed.Fast-forward 10 years, and I am selling most small rentals and moving to passive investments while doing the occasional flip.All this said: my vote is the 10yr ARM.  

. :-)Maybe a probate specialist will step in here but I ASSUME if the obvious heirs can’t afford probate the courts will still run the probate system somehow, sell the house and give them the remainder after all debtors re paid off?

Scaling is not easy and takes systems and time.

When were the systems (roof, electric, Plumbing, heating) last updated and were they fully updated or just partially?

And making sure that each time they stay in it they have some projects they can work on (painting a room or fixing the automatic sprinkler system etc).

4 - Understand that all three of the above knowledge bases must work together as a single system, with each or the three depending on the other two for their true success.
