I suggest firing up some marketing to motivated sellers, and visit your local REIA, and network on BP and find someone that may be interested in working as a partner with you on the deals at first.

I'm a new investor living in Redwood City, CA.

Here in California, you can check online to see if the contractor's license is active, if they are bonded, and if they have worker's comp.

At this point, you can:- Read and respond to forum discussions- Start a new thread- @Mention users- Check out posts in your "Subscribed Categories" - View the latest forum threads - Visit different forum categories- Check out someone's mini-profile - Visit the BiggerPockets Blog and podcast.

In CA, though, who knows...

If you can pick the top in the CA RE market then hold it and sell at the top otherwise get out now while the getting is good before CA blows up again. ;)
