This statement screams SCAM:"My acquisitions team will find you a fix & flip property in the next 30 days, renovate the property for you, AND my investors will fund your deal...

You just have to find the one used in the local market. 

I’m the meantime I was able to find a new tenant who has paid the security deposit, first month rent, and has scheduled utilities to be transferred to their name but no lease has been signed yet.

I understand Craigslist is one of them, but could you specify what terms or categories you search for to find these opportunities?

I am trying to find a house that I can convert into a duplex so that I can rent out one side and live in the other.

In other words, a wholesaler needs to find a deal where they can get the property under contract for an amount that is low enough that they can not only cut themselves in on the deal (assignment fee, etc), but also pitch it to an investor who sees enough profit in the deal to be worth it to buy it from the wholesaler.  

You can still find deals here at super cheap price points - around $120k-$180k.
