The inspector suggested I install GFIC outlets.

First, prior to the tenant occupying the property, this house was majorly rehabbed with new carpeting in living room, new luxury tile in kitchen, new appliances, new bathroom (tile, floors, cabinet, toilet, etc.), hardwood floors were immaculate and the entire house was painted top to bottom.These tenants have been very physically hard on the property.  

Its a great house, the plan would be to purchase it for 60k, ARV would be 120 - 130k, it has a pool in decent shape, finished walkout basement with ceramic tile - a lot of nice features and its 2888 sqft.There are two issues:1.

The color doesn't work well with the lighter grey tile I have.

I need some help with some tile floors that need to be replaced in a bathroom and a tenant hit a brick wall that needs to be repaired.  

We removed the illegal kitchen and turned the full bath into a half, installed new kitchen cabinets, counters, and appliances along with new bath vanities, tub, and toilets.

Specifically, this is in regards to a rental (unfurnished) unit with tile floors.

The home has ceiling tiles like an office, and there are water marks on all each level of the home.2.

I'm looking at ideas to bridge the transition between the wood floor and kitchen tile in my latest rental.

line voltage thermostats     I had a similar issue but did not install new heaters so I don't know if there is anything with a this type of approach on the heater.
