But, if the Seller only considers the market (commercial) cap rate rather than sold comps, that might work in your favor as far as purchase price, and, you do still have the option of financing both of them at (a lower) conventional residential interest rate, rather than commercial!

First off, not sure if I have a deal, but if I deal could be made the 2 old ladies who are the owners would only make it with me because I have taken my time over the last 4 months to get to know them, met their families, went to visit them at an old people's home, etc.
