On the buyer's side, the opposite is true, so you can sell to a retail buyer that will fall in love with the property and the finishes you put in and pay more than an investor would.

There is a huge difference between renting houses and renting apartments that are smaller and I can probably name 50 things about apartments that will change your mind about the horror stories of renting.Homes are usually 2 to 3 times larger than an apartment.

In my market, where every square inch of land is in some sense desirable, you can lowball all you want if you write your own offers (no buyer's agent will take your business for long) but you will end up either buying zero properties for all your time and effort or inadvertently buying a liability rather than an asset 99% of the time.

If, for example, hardwood is 50% more expensive than LVP, but only fetches 10% more than an LVP floor would, in an appraisal, I'm not sure we'd be wiling to fork out for hardwood.

It's that simple - otherwise it would be called a hand-out rather than an investment.I doubt you will find any direct "success stories" from casual one off posts; although I bet a better result would be achieved if the question was posed - who, after buidling a relationship with someone on BP, eventually partnered on a deal together.
