The STR units that were returned to the LTR market at the end of 2019 have been a drop in the bucket.

@Ngan Nguyen  Given the time of the month, I agree that its too early to drop the price. 

Once I started running a credit/criminal background on every applicant (this was 12 years ago), suddenly the numbers dropped to maybe 10 - 15 inquiries on one rental.

If a client repeatedly uses me or a closing was particularly easy, I'll drop my fees.

Hey @Evan Ghang - if you have a fixed rate long term mortgage, and you property is already rented out, you'll be able to ride out any crash (even if your property value drop puts you under water for a short while). 

What I’m currently doing is not calling people on the DNC, not leaving VM drops, and marking a contact as a dead lead if they’re not interested.

Maybe call #3 and ask him if that what he wants.If no, drop it.If yes go from there.

I don't mind signing up (and expect to), but would prefer to drop by a meeting or two first.

Everyone keeps talking about rates dropping anyway in the next year or 2. 

I know that this means to drop the excuses of how you can't or aren't able to reach your goal, to commit to an actionable plan, to understand your intrinsic and extrinsic reasons why, and to focus on following through on the objective- even though it will be uncomfortable.
