When we purchase the property and provide 60 days notice, if the tenant refuses to move and during that 60 days, they commit a crime or they trip and injured themselves, am I responsible for any liability?

In reality, your deal won't close w/o the town lien being paid off or subordinated because the title commitment for the lender's policy will require it.
