The growth trend may continue as absurd as this may sound; and any correction may just be similar to what occured between 2008 and 2009 as depicted on the graph.It is not unusual for people to try to speculate if any price trend will be sustained but you have to look at the big picture.

I recommend you move forward with this (assuming the numbers make sense)Check your state laws for what can be done in a situation like this, and ask local investors/agents for input on how to handle it - maybe a solution like cash for keys (where you talk the owner into moving out for $1000 or so)
